California Real Estate Property Appraiser

 
 
 

A California real estate property appraiser must successfully complete a number of requirements in order to perform appraisals (including the Uniform Standards of Professional Appraisal Practice (USPAP) course). Currently, there are four California real estate property appraiser license levels (Trainee License, Residential License, Certified Residential License, and Certified General License). California has 58 counties and its five largest cities are Los Angeles, San Diego, San Jose, San Francisco, and Sacramento. Each respective city has unique real estate characteristics which are challenging to a California real estate property appraiser.

In January of 2008, a California real estate appraiser must successfully complete new licensing requirements. "In February 2004, the Appraiser Qualifications Board (AQB) of the Appraisal Foundation adopted changes to the real property appraiser qualifications criteria." To begin with, individuals seeking to become a California Trainee appraiser will need 150 appraisal educational hours. Also, at least 2,000 hours of experience over the previous 12 months will be required.

To advance to the next level, a California real estate property appraiser at the Certified Residential level will require 200 hours of appraisal education and must have an Associates Degree (or equivalent). In lieu of the Associates Degree, 21 college semester credits in specific courses will qualify. A Certified appraiser is qualified to perform residential real estate appraisal assignments.

A California appraiser at the Certified General level will require 300 hours of basic appraisal education and at least a Bachelors Degree or equivalent. In lieu of the Bachelors Degree, an applicant may complete 30 semester hours in courses covering specific topics such as Economics and Finance. A California real estate appraiser at the certified level is qualified to perform commercial appraisals.
