In the interest of the general public, The Florida Real Estate Appraiser Board administers and enforces the real estate appraiser license law. (Florida Statutes, Chapter 475, Part II). Under the Division of Real Estate, The Florida Board has the authority to adopt rules and implement provisions of law.
The Florida Real Estate Appraiser Board has full power to regulate the issuances of licenses, certifications, registrations, and permits. Also, the Florida Board disciplines real estate appraisers in any manner permitted under law. Additional responsibilities include, but are not limited to.
- Establishment of qualifications in respect to licenses, certifications, registrations, and permits.
- The regulation of approved courses.
- Establishment of standards for real estate appraisals
- Establishment of standards in respect to the regulation of supervisory appraisers.
The Florida Real Estate Appraiser Board may deny an application for registration or certification. In addition, the real estate appraiser board investigates the actions of any appraiser registered, licensed, or certified. If reprimanded, a first time offender may be imposed a fine not to exceed $5,000 for each count or separate offense.
A Florida Real Estate Appraiser should only accept an assignment if he or she has the knowledge to complete the assignment with competency. Also, it is against the law for an individual to act as an Florida real estate appraiser without proper licensure. Violations of Florida real estate appraiser law may lead to a misdemeanor or felony.

In respect to examination requirements, the Florida Real Estate Appraiser must demonstrate knowledge of technical terms commonly used in real estate appraisal. In addition, a candidate must have the understanding of problems likely to be encountered in the gathering, interpreting, and processing of data in carrying out appraisal disciplines.
There are currently three classifications of Florida Real Estate Appraisers.
- Appraiser Trainee
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
Please read the following for a summarization of each.
1. Real Estate Appraiser Trainee
- May appraise types of real estate as per certified supervisor qualifications.
- Completed at least 100 hours of approved academic courses in subjects related to real estate appraisal.
- Respective educational hours must be in the Uniform Standards of Professional Appraisal Practice (USPAP).
2. Certified Residential Real Estate Appraiser
- May appraise all residential real estate, 1-4 units.
- Must have completed 200 classroom study hours in accordance with the required core curriculum.
- At least 15 of the 200 educational hours must be in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have at least 2,500 hours of appraisal experience over a 24 month period.
- Must have at least a associate's degree or higher from an accredited college, university, or institute of higher education or 21 semester hours in specific courses.
- Must pass the certified residential real estate appraiser examination.
3. Certified General Real Estate Appraiser
- May appraise all real estate, to included commerciall property.
- Must have completed 300 classroom study hours in accordance with the required core curriculum.
- At least 15 of the 300 educational hours must be in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have at least 3,000 hours of appraisal experience over a 30 month period.
- Must have at least a bachelors degree or higher from an accredited college, university, or institute of higher education or 30 semester hours in specific courses, to include Finance, Algebra, and Statistics.
- Must pass the certified general real estate appraiser examination.
Experience documentation for applicants in the form of logs, reports, and file memoranda shall be available to support the experience claimed.
Florida real estate appraisers are required to follow the standards of practice contained within the Uniform Standards of Professional Appraiser Practice (USPAP). Also, all applicants must meet the requirements established by the Appraiser Qualifications Board (AQB) and the Appraisal Standards Board (ASB) of the Appraisal Foundation.
