Currently, there are three types of Florida real estate property appraisers. They are the Registered Trainee Appraiser, the State Certified Residential Appraiser, and the State Certified General Appraiser. A Florida real estate property appraiser must meet all requirements pursuant to State and Federal Law. The Florida Real Estate Appraisal Board (FREAB) administers and enforces the real estate appraiser license law.

Florida is the 4th most populated state in the U.S. behind California, Texas, and New York. Also, there are a total of 64 counties. This includes Miami-Dade, Broward, and Palm Beach. Popular Florida cities are Miami, Tampa, Orlando, and Jacksonville.

The Florida Real Estate Appraiser Board has implemented criteria for individuals who wish to pursue a career as a property Appraiser.

A Florida real estate property appraiser must first start off as a Trainee Appraiser. A Trainee appraiser is a person registered and qualified to perform appraisal services under the direct supervision of a state certified or general Florida real estate appraiser. Educational hours of 100 are required for this level of appraiser. Please check with the Florida department of Business and Professional regulation for specific criteria.

A Florida real estate property appraiser at the certified level is a "person qualified to issue appraisal reports for residential real property of one to four residential units, without regards to transaction value." Requirements are 120 hours of appraisal education, no less than 24 months of experience in real property appraising, and an associates degree (equivalent credits in specific courses).

A Florida real estate property appraiser at the general level is a "person qualified to issue appraisal reports for any type of real property, including both commercial and residential, regardless of the property value." Requirements include 180 hours of appraisal education, at least 30 months of experience in real property appraising, and a bachelors degree (equivalent credits in specific courses).
