The Georgia Real Estate Appraiser Board has the power to regulate the issuance of appraiser classifications and to discipline appraisers is any manner permitted by law. Also, the Georgia appraiser Board establishes qualifications, regulates approved courses, and establishes standards for real estate appraisals. Mainly, The Georgia appraiser Board administers the Real Estate Appraiser Licensing and Certification Act (Title 43 Chapter 39A).
The Georgia appraiser Act requires that appraisers meet minimum standards when performing appraisal services. In addition, the Georgia Act regulates actions of appraisers and their business dealings with the public.
As a regulatory body, the role of the Board is to protect the public interest. This means denying the right to practice appraisals to the incompetent and unscrupulous. Additional ways in which the Georgia Real Estate Appraiser Board protects the public interest include the elimination of barriers, the refusal to use licensing or registration laws to settle private disputes, and the encouragement free and open markets.
The Georgia appraiser Board consists of five members, appointed by the Governor subject to confirmation by the Senate. Georgia Board members are appointed in five year terms.
- One member is a public member not connected in the practice of real estate.
- Four members are Georgia real estate appraisers who have been actively engaged in the real estate appraisal business for at least three years.
The Georgia Board may deny an application for registration or certification. In addition, the real estate appraiser Board investigates the actions of any appraiser registered, licensed, or certified. If reprimanded, a first time offender may be imposed a fine not to exceed $5,000 for each count or separate offense.

To process to become a Georgia real estate appraiser may consist of six parts, depending on type of classification. Requirements include a background check, successful completion of educational requirements, and passing of the respective examination.
There are currently four classifications of Georgia appraisers.
- Trainee/Registered Real Estate Appraiser
- Licensed Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
Please read the following for a summarization of each.
1. Registered Trainee Appraiser
- May perform real estate appraisals for non-federally related purposes on any type of property.
- Must have completed a 90 hour core course approved by the Georgia Real Estate Appraisal Board.
2. Licensed Appraiser
- May perform any appraisal not to be used for purposes of federally related financial transactions.
- May perform appraisal for federally financed purposes for non-complex one to four unit residential properties where the value of the financial transaction does not exceed $1,000,000.
- Any type of property where the transaction value is less than $250,000.
- The completion of 150 classroom hours in accordance with approved Georgia Board courses.
- Must have 15 of the 200 classroom hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have at least 2,000 hours of real property appraisal experience over a 12 month period.
- Must pass the respective licensed real estate appraiser examination.
3. Certified Residential Appraiser
- May perform any appraisal that is not to be used in a federally related financial transaction.
- May perform appraisal for federally financed purposes for one to four residential units without regard to transaction value or complexity.
- Any type of property where the transaction value is less than $250,000.
- The completion of 200 classroom hours in accordance with approved Georgia Board courses.
- Must have 15 of the 200 classroom hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have at least 2,500 hours of real property appraisal experience over a 24 month period.
- Must hold at least a associate's degree or higher from an accredited college, university, or institute of higher education or 21 semester hours in specific courses.
- Must pass the respective certified residential real estate appraiser examination.
4. Certified General Appraiser
- May perform appraisals for any type of property for any purpose.
- The completion of 300 classroom hours in accordance with approved Georgia Board courses.
- Must have 15 of the 300 classroom hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have at least 3,000 hours of real property appraisal experience over a 30 month period.
- At least 50% of the appraisal experience was in non-residential appraisal work.
- Must hold at least a bachelor's degree or higher from an accredited college, university, or institute of higher education or 30 semester hours in specific courses.
- Must pass the respective certified general real estate appraiser examination.
All appraisal Georgia real estate appraiser work must be in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP).
The Georgia Real Estate Appraiser Board requires that appraisers complete a total of 14 approved classroom hours during each renewal period to meet the Continuing Education requirement.
