The Idaho Real Estate Appraiser Board's mission statement is to "safeguard life, health and property real estate appraisal in Idaho." Board rules may be found under IDAPA 24, Title 18, Chapter 01, titled "Rules of The Real Estate Appraiser Board." Also, appraiser code may be found under Title 54 Professions, Vocations, and Business, Chapter 41, Idaho Real Estate Appraisers Act. The Board is responsible for administering the provisions of the Act.
The appraiser Board's responsibilities include the investigation of chapter violations, the adoption of necessary rules, and to hold respective meetings. Also, the Board may refuse to issue, refuse to renew or may suspend, revoke or otherwise sanction any license for many reasons. Reasons include, but are not limited to:
- Submitting false information
- Being convicted of a felony
- Making false promises or fraudulent representation
- Being negligent or incompetent
A Idaho state licensed or certified real estate appraiser must retain for at least five years original or true copies of appraisal reports and supporting documentation.
The Idaho Board consists of five members appointed by the governor. All Board memebers must have at least five years of appraisal experience.

- One from the South Central Idaho district
- One from the State at large, Idaho

There are currently four classifications of Idaho appraisers, including the Trainee.
- Trainee Appraiser
- Licensed Appraiser
- Certified Residential Appraiser
- Certified General Appraiser
Please read the following for a summarization of each.
1. Trainee Appraiser
- At least 75 classroom hours of approved appraiser courses.
- Must have 15 of the 75 classroom hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must work under a Idaho Certified appraiser.
- May only appraise properties under the scope of work of supervising appraiser.
1. Licensed Appraiser
- May perform any appraisal on noncomplex one-to-four family residential properties.
- May perform appraisal for federally financed purposes for non-complex one to four unit residential properties where the value of the financial transaction does not exceed $1,000,000.
- Complex one-to-four having a transaction value is less than $250,000.
- The completion of 90 classroom hours in accordance with approved Idaho courses.
- Must have 15 of the 200 classroom hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have at least 2,000 hours of real property appraisal experience over a 12 month period.
- Must have 1,500 of the 2,000 required experience hours from field real estate appraisal.
- Must pass the Idaho licensed examination.
2. Certified Residential Appraiser
- May perform any appraisal on any four unit or less property.
- May perform appraisal for federally financed purposes for residential properties without regard to value.
- The completion of 120 classroom hours in accordance with approved Idaho courses.
- Must have 15 of the 120 classroom hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have at least 2,500 hours of real property appraisal experience over a 24 month period.
- Must have 2,000 of the 2,500 required experience hours from field real estate appraisal.
- Must pass the Idaho certified residential examination.
3. Certified General Appraiser
- May perform appraisals for all real estate for any purpose.
- The completion of 180 classroom hours in accordance with approved Idaho courses.
- Must have 15 of the 180 classroom hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have at least 3,000 hours of real property appraisal experience over a 30 month period.
- Must have 1,500 of the 3,000 required experience hours from nonresidential appraisal experience.
- Must pass the Idaho certified general examination.
All appraisal work must be in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP).
The purpose of continuing education is to ensure that the appraiser participates in a program that maintains and increases skill and knowledge. The Idaho appraiser Board requires all respective appraisers to complete a total of 15 approved classroom hours during each renewal period to meet the Continuing Education requirement.
