The Kansas Real Estate Appraiser Board acts to regulate appraisers in Kansas. The Board adopts rules and regulations prescribing policies and procedures. Additional responsibilities include approving or disapproving appraiser applications, designating a testing service to administer examinations, and the approval of courses of instruction. No person other than a appraiser is allowed to engage in a written appraisal in connection with a real estate related financial transaction or advertise or represent in any manner that he/she is a Licensed or Certified appraiser.
The Board consists of seven members. The Board members are appointed by the governor.
- At least one member represents the general public.
- At least two members represent financial institutions.
- At least three members are appraisers.
- At least one member is a certified general appraiser.
It is against the law to act as a appraiser without the proper licensure. Violations of law may lead to a misdemeanor or felony charge.

There are currently four classifications of Kansas real estate appraisers.
- Provisional (Trainee) Appraiser
- Licensed Appraiser
- Certified Residential Appraiser
- Certified General Appraiser
Please read the following for an overview of each.
1. Provisional Appraiser
- May only appraise properties under the scope of work of supervising appraiser.
2. Licensed Appraiser
- May perform an appraisal on a non complex one to four family residential units having a transaction value of less than $1,000,000.
- May perform an appraisal on a complex one to four family residential units having a transaction value of less than $250,000.
- Minimum of 150 classroom hours of specific subjects.
- 15 hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Establish at least 2,000 hours of appraiser experience over a 12 month period.
- Must have 1,500 of 2,000 hours as real property appraisal experience.
3. Certified Residential Appraiser
- May perform an appraisal on one to four family residential units without regard to transaction value or complexity.
- Minimum of 200 classroom hours of specific subjects.
- 15 hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Establish at least 2,500 hours of appraiser experience over a 24 month period.
- Must have 1,875 of 2,500 hours as real property appraisal experience.
- Must have an Associate's degree or equivalent from an accredited institution or 21 semester hours in respective classes.
- Must pass the certified residential examination.
4. Certified General Appraiser
- May perform an appraisal on all types of real estate.
- Minimum of 200 classroom hours of specific subjects.
- 15 hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Establish at least 3,000 hours of appraiser experience over a 30 month period.
- At least 1,500 hours of appraisal experience from non residential assignments.
- Must have 2,250 of 3,000 hours as real property appraisal experience.
- Must have a Bachelor's degree or higher from an accredited institution or 30 semester hours in respective courses.
- Must pass the certified general examination.
All work must be in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP).
The continuing education requirement for a provisional (trainee), licensed, residential, or general individual is 28 hours. Courses which are approved cover topics such as arbitration and dispute resolution, development cost estimating, and real estate law. The length of each Kansas real estate appraiser continuing education credit is at least two classroom hours.
