The Louisiana Real Estate Appraiser Board is responsible for administering and regulating the appraiser licensing and certification program. It acts to protect the general public through Law and the Rules and Regulations of the Board. The Board is in compliance with the provisions of the Financial Institutions Reform, Recovery, and Enforcement Act (Title XI). No individual other than a appraiser can use title or show the impression of being licensed. Additional responsibilities include.
- The authority to administer regulations.
- Investigate allegations of wrongdoing.
- Perform other functions and duties as needed.
Any person or organization, may file a written complaint alleging possible violations. It is against the law to act as a appraiser without respective licensure. Violations of law may lead to a misdemeanor or felony charge.
The Louisiana Board consists of Nine members. The Board members are appointed by the governor. The Louisiana Board is located in Baton Rouge, LA.
- One member has been involved in real estate lending for a period of no less than 5 years.
- At least four members are General Louisiana Real Estate Appraisers.
- The remainder are appraisers engaged in the general practice of real estate appraising.
The State of Louisiana has 64 parishes.

There are currently three classifications of licenses in Louisiana. The qualifications for appraisers are set by the Appraiser Qualifications Board of The Appraisal Foundation.
- Trainee
- Certified Residential
- Certified General
Please read the following for an overview of each.
1. Trainee Real Estate
- Prior to receiving the Certified designation, an individual must complete a minimum of 75 classroom hours of specific course study.
- A Louisiana Trainee is permitted to have more than one supervising appraiser.
- The scope of work for the Louisiana real estate appraiser trainee is limited to the appraisal of those properties that the supervising appraiser is licensed to appraise.
- A Trainee is an individual engaged in the practice of real estate appraisal who is being taught to become a state licensed or certified appraiser.
2. Certified Residential
- May perform an appraisal on residential one to four family units without regard to transaction value or complexity.
- Minimum of 120 classroom hours of specific subjects.
- 15 hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Establish at least 2,500 hours of appraiser experience over a minimum 24 month period.
- Must have an Associate's degree or equivalent from an accredited institution or 21 semester hours in respective classes.
- Pass the Certified exam.
3. Certified General
- May perform an appraisal on any types of real estate.
- Minimum of 180 classroom hours of specific subjects.
- 15 hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Establish at least 3,000 hours of appraiser experience over a minimum 30 month period.
- Must have a Bachelor's degree or higher from an accredited institution or 30 semester hours in respective courses.
- Pass the General exam.
All assignments must be in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP).
An individual must have specific skills to include knowledge of technical terms commonly used in real estate appraising, adequate knowledge of theories of depreciation, and cost estimating. Additional skills that the Louisiana real estate appraiser has.
- Understanding of the principles of land economics.
- Real estate appraisal processes.
- Basic understanding of real estate law.
- Understanding of types of appraiser misconduct for possible disciplinary actions.
