The Maine Board of Real Estate Appraisers act to protect the general public through appraiser law and rules (Title 32, Chapter 124, Real Estate Appraisal Licensing and Certification). The Maine Board is in compliance with the provisions of the Financial Institutions Reform, Recovery, and Enforcement Act (Title XI). Among the primary responsibility of the Board is to identify qualified applicants for licensure. Additional responsibilities include.
- To issue licenses and renewals to applicants who have met licensure requirements.
- Promulgate rules as necessary.
Only Maine real estate appraisers can use title or show the impression of being licensed or certified. Any person may file a complaint against a licensed individual for possible violations. All complaints are investigated. It is against the law to act as an appraiser without proper licensure. Violations of law may lead to a misdemeanor or felony charge.
The Board consists of seven members appointed by the governor. The Maine Board is located in Augusta, ME.

There are currently four classifications of appraiser licenses in Maine. The qualifications for appraisers are set by the Appraiser Qualifications Board of The Appraisal Foundation.
- Trainee
- Licensed Residential
- Certified Residential
- Certified General
Please read the following for an overview of each.
1. Trainee
- Must complete a minimum of 75 classroom hours of specific course study.
- The scope of work for the Maine real estate appraiser trainee is limited to the appraisal of those properties that the supervising appraiser is licensed to appraise.
- A Trainee is an individual engaged in the practice of real estate appraisal who is being taught to become a state licensed or certified appraiser.
2. Licensed Residential Appraiser
- May perform an appraisal on non complex residential properties of one to four family units having a transaction value of less than $1,000,000.
- May appraise complex residential properties of one to four units having a transaction value of less than $250,000.
- Minimum of 150 appraiser classroom hours of specific subjects.
- 15 hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Establish at least 2,000 hours of appraiser experience over a minimum 24 month period.
- Must have an Associate's degree or equivalent from an accredited institution or 21 semester hours in respective classes.
- Pass the Licensed exam.
3. Certified Residential Appraiser
- May perform an appraisal on residential one to four family units without regard to transaction value or complexity.
- Minimum of 200 appraiser classroom hours of specific subjects.
- 15 hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Establish at least 2,500 hours of appraiser experience over a minimum 24 month period.
- Must have an Associate's degree or equivalent from an accredited institution or 21 semester hours in respective classes.
- Pass the Certified exam.
4. Certified General Appraiser
- May perform appraisals on any property of all types.
- Minimum of 300 classroom appraiser hours of specific subjects.
- 15 hours in respect to the Uniform Standards of Professional Appraisal Practice (USPAP).
- Establish at least 3,000 hours of appraiser experience over a minimum 30 month period.
- 1,500 of 3,000 appraiser experience hours must be non residential appraisal work.
- Must have a Bachelor's degree or higher from an accredited institution or 30 semester hours in respective courses.
- Pass the Certified General exam.
All appraiser work is compliant with the Uniform Standards of Professional Appraisal Practice (USPAP).
An appraiser has specific skills.
- Basic understanding of real estate law.
- Understanding of types of appraiser misconduct for possible disciplinary actions.
