The Michigan Real Estate Appraiser Board was created in 1991 to license and regulate the services of real estate appraisers. As per federal regulation, the Michigan Real Estate Appraiser Board accomplishes this under Article 26 of Public Act 299 of 1980. Michigan real estate appraiser rules and regulations are in compliance with the provisions of the Financial Institutions Reform, Recovery, and Enforcement Act (Title XI). It is unlawful to act as a Michigan real estate appraiser without respective licensure.

All Michigan real estate appraisers are required to follow the standards of practice contained in the Uniform Standards of Professional Appraiser Practice (USPAP). Also, a Michigan real estate appraiser has good moral character, having the ability to serve the public in a fair, honest, and open manner. Individuals will need to submit course completion certificates, an experience log, and sample appraisal reports if interested in becoming a Michigan real estate appraiser.

The Michigan Real Estate Appraiser Board consists of 9 members appointed by the governor. The Michigan Real Estate Appraiser Board is located in Lansing, MI.

There are currently four classifications of Michigan Real Estate Appraisers. The qualifications for the Michigan Real Estate Appraiser are set by the Appraiser Qualifications Board of The Appraisal Foundation.

  1. Limited Trainee Real Estate Appraiser
  2. Licensed Residential Real Estate Appraiser
  3. Certified Residential Real Estate Appraiser
  4. Certified General Real Estate Appraiser

1. Trainee Real Estate Appraiser

  • 75 classroom hours of real estate appraiser subjects.
  • Must work under the supervision of supervising appraiser.
  • A Limited Michigan Real Estate Appraiser assists state licensed, state certified, and state general real estate appraisers when performing Michigan real estate appraisals.

2. Licensed Residential Real Estate Appraiser

  • May perform an appraisal on non complex residential properties of one to four family units having a transaction value of less than $1,000,000.
  • May appraise complex residential properties of one to four units having a transaction value of less than $250,000.
  • Minimum of 150 appraiser classroom hours of specific subjects.
  • Establish at least 2,000 hours of appraiser experience including 1,500 hours of residential experience in not less than 12 months.
  • Successful completion of the Michigan Real Estate Appraiser Licensed exam.

3. Certified Residential Real Estate Appraiser

  • May perform an appraisal on residential properties of one to four family units without regard to transaction value.
  • Minimum of 200 appraiser classroom hours of specific subjects.
  • Establish at least 2,500 hours of appraiser experience including 2,000 hours of residential experience in not less than 24 months.
  • Must have an Associate's degree or equivalent from an accredited institution or 21 semester hours in respective classes.
  • Successful completion of the Michigan Real Estate Appraiser Certified exam.

4. Certified General Real Estate Appraiser

  • May perform appraisals on any type of residential or commercial property without regard to complexity or value.
  • Minimum of 300 classroom appraiser hours of specific subjects.
  • Establish at least 3,000 hours of appraiser experience including 1,500 hours of non-residential experience in not less than 30 months.
  • Must have a Bachelor's degree or higher from an accredited institution or 30 semester hours in respective courses.
  • Successful completion of the Michigan Real Estate Appraiser General exam.
