The Minnesota Real Estate Appraiser Board does not have enforcement, licensing, or rulemaking authority. However, the Minnesota Real Estate Appraiser Board does in fact advise the Minnesota Department of Commerce on these respective areas from an informed perspective. It is unlawful to act as a Minnesota real estate appraiser without proper licensure. Only Minnesota real estate appraisers are allowed to represent themselves and advertise for respective services.
All Minnesota real estate appraisers have good moral character, having the ability to serve the public in a fair and honest manner. Also, all Minnesota real estate appraisers are required to follow the standards of practice contained in the Uniform Standards of Professional Appraiser Practice (USPAP). Interested individuals in becoming a Minnesota Real Estate Appraiser have to pass the respective state exam. In addition, specific appraiser courses are required under Minnesota law, including 15 hours of the Uniform Standards of Professional Appraisal Practice.
The Minnesota Real Estate Appraiser Board consists of 15 members appointed by the Minnesota Commissioner of Commerce.
- Four are consumers of Minnesota appraiser consumers.
- Three are members of the general public.
- Eight are Minnesota real estate appraisers

There are generally four classifications of Minnesota Real Estate Appraisers.
- Trainee Real Estate Appraiser
- Licensed Residential Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. Trainee Real Estate Appraiser
- Must work under the supervision of supervising appraiser.
2. Licensed Residential Real Estate Appraiser
- May appraise non complex residential properties or agricultural property having a transaction value of less than $1,000,000.
- May appraise complex residential or agricultural properties having a transaction value of less than $250,000.
- Minimum of 150 appraiser classroom hours of specific subjects.
- Establish at least 2,000 hours of appraiser experience in not less than 12 months.
- Pass the Minnesota Real Estate Appraiser Licensed exam.
3. Certified Residential Real Estate Appraiser
- May appraise residential or agricultural properties without regard to transaction value.
- Minimum of 200 appraiser classroom hours of specific subjects.
- Establish at least 2,500 hours of appraiser experience in not less than 24 months.
- Must have an Associate's degree or equivalent from an accredited institution or 21 semester hours in respective classes.
- Pass the Minnesota Real Estate Appraiser Certified exam.
4. Certified General Real Estate Appraiser
- May appraise any type of property.
- Minimum of 300 classroom appraiser hours of specific subjects.
- Establish at least 3,000 hours of appraiser experience including 1,500 hours of non-residential experience in not less than 30 months.
- Must have a Bachelor's degree or higher from an accredited institution or 30 semester hours in respective courses.
- Pass the Minnesota Real Estate Appraiser General exam.
The qualifications for the Minnesota Real Estate Appraiser are set by the Appraiser Qualifications Board of The Appraisal Foundation.
