The Mississippi Real Estate Appraiser Licensing and Certification Act of 1990 protects the general public from Mississippi appraisers. Further, as stated within the respective Mississippi Act, it is unlawful for anyone to engage in real estate appraisal activity without first obtaining one of the four real estate appraiser licenses. The Mississippi Real Estate Commission and Mississippi Real Estate Appraiser Board together act to govern licensed and certified real estate appraisers. For example, the Mississippi Commission receives applications for licensure, establishes appropriate administrative procedures, and issues licenses to qualified applicants. Also, the commission.

All Mississippi real estate appraisers have the ability to serve the public in a fair and honest manner. Also, all Mississippi real estate appraisers are required to follow the standards of practice contained in the Uniform Standards of Professional Appraiser Practice (USPAP).
The Mississippi Real Estate Appraiser Board consists of 6 members. The Board is responsible for matters relating to real estate appraisal standards, real estate qualifications, testing standards, and disciplinary functions. Also, the Mississippi Real Estate Appraiser Board holds public hearings, establishes appropriate administrative procedures, and approves or disapproves applicants for licensure.
- Five members are appointed by the governor with the consent of the senate.

There are four classifications of Mississippi Real Estate Appraisers.
- Real Estate Appraiser Intern
- Licensed Residential Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. Real Estate Appraiser Intern
- Minimum of 75 hours of qualified appraiser courses.
- 15 of 75 hours must be from USPAP course.
- No experience required.
- No examination.
- Must work under the supervision of supervising appraiser.
2. Licensed Residential Real Estate Appraiser
- Minimum of 150 hours of qualified appraiser courses.
- 15 of 150 hours must be from USPAP course.
- Establish at least 1,000 hours gained of appraiser experience over a minimum of 6 months.
- Pass the Mississippi Real Estate Appraiser licensed exam.
3. Certified Residential Real Estate Appraiser
- May appraise residential one to four units properties without regard to transaction value.
- Minimum of 200 hours of qualified appraiser courses.
- 15 of 200 hours must be from USPAP course.
- Establish at least 2,500 hours gained of appraiser experience over a minimum of 24 months.
- Must have an Associate's degree or equivalent from an accredited institution or 21 semester hours in respective classes.
- Pass the Mississippi Real Estate Appraiser Certified exam.
4. Certified General Real Estate Appraiser
- May appraise all types of property.
- Minimum of 300 hours of qualified appraiser courses.
- 15 of 300 hours must be from USPAP course.
- Establish at least 3,000 hours gained of appraiser experience over a minimum of 30 months.
- Must have a Bachelor's degree or higher from an accredited institution or 30 semester hours in respective courses.
- Pass the Mississippi Real Estate Appraiser General exam.
