The Montana Board of Real Estate Appraisers has various responsibilities and duties. For example, the respective Board adopts rules to implement and administer as needed in respect to appraisers within the State of Montana. Also, the Montana Board establishes minimum requirements for education, experience, and examination for licensure and certification. Additional responsibilities include.

  • Renewals of respective Montana Real Estate Appraiser licensure or Certification.
  • Receives and reviews applications for licensure and certification.
  • Performs duties as needed.

Montana real estate appraiser law and respective statutes may be found under Title 2 Chapter 15 Part 17 for the Board of Real Estate Appraisers and Title 37 Chapter 54 for Real Estate Appraisers. Before a Montana real estate appraiser accepts an assignment, he or she should have the knowledge to complete the assignment competently. The Montana real estate appraiser may decide to describe the lack of respective knowledge and the steps taken to complete the assignment competently.

The Montana Real Estate Appraiser Board consists of 7 members, appointed by the governor with the consent of the senate. Respective Montana members serve staggered three year terms. The Montana Board of Real Estate Appraisers is located in Helena, MT.

  • Five members must be licensed or certified real estate appraisers.
  • Two members must be representatives of the general public who are not engaged in the occupation of real estate appraisal.

The State of Montana has 56 counties.

There are four classifications of Montana Real Estate Appraisers.

  1. Trainee Real Estate Appraiser
  2. Licensed Residential Real Estate Appraiser
  3. Certified Residential Real Estate Appraiser
  4. Certified General Real Estate Appraiser

1. Trainee Real Estate Appraiser

  • A minimum of 75 hours of approved qualifying education.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).

2. Licensed Residential Real Estate Appraiser

  • A minimum of 150 hours of approved qualifying education.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • 15 hours of report writing.
  • 2,000 hours of Montana Real Estate Appraiser experience over a period of not less than 18 months.
  • Pass the Montana Real Estate Appraiser examination with a score of 75% or higher.

3. Certified Residential Real Estate Appraiser

  • May appraise residential one to four unit properties without regard to transaction value.
  • A minimum of 200 hours of approved qualifying education.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • 15 hours of report writing.
  • 2,500 hours of Montana Real Estate Appraiser experience over a period of not less than 24 months.
  • Pass the Montana Real Estate Appraiser examination with a score of 77% or higher.

4. Certified General Real Estate Appraiser

  • May appraise all types of property.
  • A minimum of 300 hours of approved qualifying education.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • 15 hours of report writing.
  • 3,000 hours of Montana Real Estate Appraiser experience over a period of not less than 36 months.
  • Pass the Montana Real Estate Appraiser examination with a score of 79% or higher.

In respect to continuing education, licensees must provide evidence to the Montana real estate appraiser Board of having completed 28 hours of courses, including a 7 hour USPAP course.

The qualifications for the Montana Real Estate Appraiser are set by the Appraiser Qualifications Board of The Appraisal Foundation.
