The Nebraska Real Property Appraiser Board administers and enforces the Nebraska Real Property Appraiser Act. Responsibilities of the Nebraska appraiser Board include the development of specifications for examinations, including the security necessary to maintain the integrity of the examination. Additional responsibilities include receiving applications, processing of applications, and regulating the issuance of credentials to qualified applicants. Also, the Board.

- Deny, censure, suspend, or revoke an application if it finds a respective violation.
A Nebraska Real Estate Appraiser should only accept an assignment if he or she has the knowledge to complete the assignment with competency. It is against the law for an individual to act as an Nebraska real estate appraiser without proper licensure. An individual who violates respective Nebraska real estate appraiser licensing law may be guilty of misdemeanor or felony.
The Nebraska Real Estate Appraiser Board consists of 5 members, appointed by the governor. Each respective Nebraska member serves for a period of five years. Further, no Nebraska Board member can serve consecutive terms. The Nebraska Property Appraisers Board of Real Estate is located in Lincoln, NE.
- Two must be certified general Nebraska real estate appraisers.
- One may be a licensed or certified Nebraska real estate appraiser.
- One representative of a financial institution.
- One a licensed real estate broker, or sales person.

There are five classifications of Nebraska Real Estate Appraisers.
- Trainee Real Estate Appraiser
- Registered Real Estate Appraiser
- Licensed Residential Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. Trainee Real Estate Appraiser
- At least 19 years old.
- High school degree or equivalent.
- Successfully completed a minimum of 75 hours of approved qualifying education.
- 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
- Not have been convicted of a felony or, if so convicted, have had his or her civil rights restored.
- Must work under a supervising Nebraska real estata appraiser.
2. Registered Real Estate Appraiser
- May appraise non complex one to four unit with a transaction value of less than $250,000.
- Successfully completed a minimum of 90 hours of approved qualifying education.
- 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
- Pass examination administered by the Nebraska real estate appraiser Board.
- Not have been convicted of a felony or, if so convicted, have had his or her civil rights restored.
3. Licensed Residential Real Estate Appraiser
- May appraise non complex one to four unit with a transaction value of less than $1,000,000.
- May appraise complex one to four unit with a transaction value of less than $250,000.
- Successfully completed a minimum of 150 hours of approved qualifying education.
- 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
- 2,000 hours of Nebraska Real Estate Appraiser experience over a period of not less than 12 months.
- Pass examination administered by the Nebraska real estate appraiser Board.
4. Certified Residential Real Estate Appraiser
- May appraise one to four units without regard to transaction value or complexity.
- Successfully completed a minimum of 200 hours of approved qualifying education.
- 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have an associate degree or equivalents from an accredited institution.
- 2,500 hours of Nebraska Real Estate Appraiser experience over a period of not less than 24 months.
- Pass examination administered by the Nebraska real estate appraiser Board.
5. Certified General Real Estate Appraiser
- May appraise all types of property.
- Successfully completed a minimum of 300 hours of approved qualifying education.
- 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
- Must have an bachelors degree or equivalents from an accredited institution.
- 3,000 hours of Nebraska Real Estate Appraiser experience over a period of not less than 30 months.
- Pass examination administered by the Nebraska real estate appraiser Board.
