The Nevada Commission of Appraisers of Real Estate is responsible for establishing programs for education and research in the preparation of appraisals. Also, the Nevada real estate appraiser Commission adopts regulations governing examinations, education, and experience. Additional Nevada Commission duties include.

  • Establishes standards of professional conduct.
  • Adopts regulations as reasonable and necessary.
  • Conducts meetings pursuant to NRS 645C.

It is unlawful to act as a Nevada real estate appraiser without respective licensure. Violations of law may lead to a misdemeanor or felony charge. Further, a Nevada Real Estate Appraiser should only accept an assignment if he or she has the knowledge to complete the assignment with competency.

The Commission of Appraisers of Real Estate of Nevada consists of five members, appointed by the governor. Each respective Nevada real estate appraiser Commission member must be a US citizen and a resident of Nevada for at least five years. The Nevada real estate appraiser Commissions is located in Las Vegas, NV.

  • At least two must be certified general Nevada real estate appraisers.
  • At least two must be certified residential Nevada real estate appraiser.

The State of Nevada has 16 counties and one independent city.

There are four classifications of Nevada Real Estate Appraisers.

  1. Registered Intern Real Estate Appraiser
  2. Licensed Residential Real Estate Appraiser
  3. Certified Residential Real Estate Appraiser
  4. Certified General Real Estate Appraiser

1. Registered Intern Real Estate Appraiser

  • Successfully completed a minimum of 78 hours of approved qualifying education.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • 3 hours of Nevada Law.
  • Must work under a supervising Nevada real estate appraiser.

2. Licensed Residential Real Estate Appraiser

  • Successfully completed a minimum of 153 hours of approved qualifying education.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • 3 hours of Nevada Law.
  • Show proof of at least 2,400 hours of experience working as an appraiser or intern and at least 24 months.
  • Pass the Nevada real estate appraiser examination.

3. Certified Residential Real Estate Appraiser

  • May appraise non complex one to four unit with a transaction value of less than $1,000,000.
  • Successfully completed a minimum of 203 hours of approved qualifying education.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • 3 hours of Nevada Law.
  • Show proof of at least 2,500 hours of experience working as an appraiser or intern and at least 24 months.
  • Have at least an Associate Degree from or 21 semester hours from an accredited institution.
  • Pass the Nevada real estate appraiser examination.

4. Certified General Real Estate Appraiser

  • May appraise all types of property.
  • Successfully completed a minimum of 303 hours of approved qualifying education.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • 3 hours of Nevada Law.
  • Show proof of at least 3,600 hours of experience working as an appraiser or intern and at least 36 months.
  • At least 1,500 hours of experience of commercial real estate appraisals.
  • Have at least an Bachelor's Degree from or 30 semester hours from an accredited institution.
  • Pass the Nevada real estate appraiser examination.

The qualifications for the Nevada Real Estate Appraiser are set by the Appraiser Qualifications Board of The Appraisal Foundation.
