The New Hampshire Real Estate Appraiser Board was created on April 27, 1990 in order to be in compliance with Title XI of the Financial Institutions Reform, Recovery, and Enforcement Act of 1989. Further, the respective New Hampshire Board establishes all educational requirements for educational programs, courses of study and continuing education. Additional duties of the New Hampshire real estate appraiser Board include.

  • Adopts the code of ethics and standards of professional appraisal practice.
  • Administers all requirements for licensure.
  • Issues licenses, certificates, and apprentice classifications and renewals.
  • The New Hampshire Real Estate Appraiser Board sets all fees.

It is against the law to act as a New Hampshire real estate appraiser without respective licensure. Violations of law may lead to a misdemeanor or even a felony charge. Also, a New Hampshire Real Estate Appraiser should only accept a specific assignments if there is knowledge to complete the assignment with competency.

The New Hampshire Real Estate Appraiser Board consists of seven members, appointed by the governor and the executive council. No respective New Hampshire member may serve more than two consecutive terms. Board members consists of.

  • Three New Hampshire real estate appraisers with a minimum of five years experience.
  • One New Hampshire certified residential real estate appraiser.
  • One New Hampshire certified general real estate appraiser.
  • One New Hampshire certified appraiser who is a broker licensed under RSA 331-A.
  • One New Hampshire representative from a lending institutions.

The State of New Hampshire has 10 counties.

There are four levels of credential awarded to New Hampshire Real Estate Appraisers.

  1. Apprentice Real Estate Appraiser
  2. Licensed Residential Real Estate Appraiser
  3. Certified Residential Real Estate Appraiser
  4. Certified General Real Estate Appraiser

1. Apprentice Real Estate Appraiser

  • Individuals who are in the process of completing the requirements for one of the classifications of a real estate appraiser.
  • Minimum of 75 hours of qualified New Hampshire real estate appraiser courses.
  • Are required to work under the supervision of a New Hampshire licensed or certified Real Estate Appraiser.
  • No experience requirement.

2. Licensed Residential Real Estate Appraiser

  • May appraise any non complex one to four residential property with a transaction value less than $1,000,000.
  • May appraise complex one to four residential properties with a transaction value of less than $250,000.
  • Minimum of 150 hours of qualified New Hampshire real estate appraiser courses.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • At least 2,000 hours of experience working as a real estate appraiser at least 18 months.
  • Pass the New Hampshire real estate appraiser examination.

3. Certified Residential Real Estate Appraiser

  • May appraise all one to four residential properties without regard to value or complexity.
  • Minimum of 200 hours of qualified New Hampshire real estate appraiser courses.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • At least 2,500 hours of experience working as a real estate appraiser at least 24 months.
  • Have at least an Associate Degree from or 21 semester hours from an accredited institution.
  • Pass the New Hampshire real estate appraiser examination.

4. Certified General Real Estate Appraiser

  • May appraise all types of property.
  • Minimum of 300 hours of qualified New Hampshire real estate appraiser courses.
  • 15 hours of Uniform Standards of Professional Appraisal Practice (USPAP).
  • At least 3,000 hours of experience working as a real estate appraiser at least 30 months.
  • At least 1,500 hours of experience of non residential real estate appraisals.
  • Have at least an Bachelor's Degree from or 30 semester hours from an accredited institution.
  • Pass the New Hampshire real estate appraiser examination.

The qualifications for the New Hampshire Real Estate Appraiser are set by the Appraiser Qualifications Board of The Appraisal Foundation.
