The New Mexico Real Estate Appraiser Board protects the general public from unqualified practice and unprofessional conduct by New Mexico real estate appraisers. The New Mexico Administrative appraiser code may be found under Title 16 - Occupational and Professional Licensing, Chapter 62, Real Estate Appraisers.

New Mexico real estate appraisers have the ability to serve the public in a fair and honest manner. Also, all New Mexico real estate appraisers are required to follow the standards of practice contained in the Uniform Standards of Professional Appraiser Practice (USPAP). Also, the New Mexico Real Estate Appraiser Board is in compliance with Title XI of the Financial Institutions Reform, Recovery, and Enforcement Act of 1989.

It is illegal in New Mexico to appraise real estate without a license issued by the respective Board. An appraisal assignment should only be accepted by a New Mexico Real Estate Appraiser if he or she has enough knowledge and competency to complete it. Anyone can file a complaint with the New Mexico Real Estate Appraiser Board. Further, the New Mexico Real Estate Appraiser Board received and investigates complaints filed by members of the public against real estate appraisers.

The New Mexico Real Estate Appraiser Board consists of seven members, appointed by the governor. The New Mexico Real Estate Appraiser Board is located in Santa Fe, NM.

The State of New Mexico has 33 counties.

In order to be eligible for licensure as a New Mexico real estate appraiser, an applicant must be of good moral character and have at least a high school diploma or its equivalent. There are four levels of credential awarded to New Mexico Real Estate Appraisers.

  1. Apprentice Real Estate Appraiser
  2. Licensed Residential Real Estate Appraiser
  3. Certified Residential Real Estate Appraiser
  4. Certified General Real Estate Appraiser

1. Apprentice Real Estate Appraiser

  • Required to work under the supervision of a New Mexico licensed or certified Real Estate Appraiser.

2. Licensed Residential Real Estate Appraiser

  • May appraise non complex 1 to 4 residential real estate with a transaction value less than $1,000,000.
  • Minimum of 150 hours of qualified New Hampshire real estate appraiser courses.
  • Must have at least 2,000 hours of experience working as a real estate appraiser at least 18 months.
  • Pass the New Mexico real estate appraiser examination.

3. Certified Residential Real Estate Appraiser

  • May appraise all one to four residential real estate without regard to value or complexity.
  • Minimum of 200 hours of qualified New Hampshire real estate appraiser courses.
  • Must have at least 2,500 hours of experience working as a real estate appraiser at least 24 months.
  • Have at least an Associate Degree from or 21 semester hours from an accredited institution.
  • Pass the New Mexico real estate appraiser examination.

4. Certified General Real Estate Appraiser

  • May appraise all types of real estate.
  • Minimum of 300 hours of qualified New Hampshire real estate appraiser courses.
  • Must have at least 3,000 hours of experience working as a real estate appraiser at least 30 months.
  • Must have at least 1,500 hours of experience of non residential real estate appraisals.
  • Have at least an Bachelor's Degree from or 30 semester hours from an accredited institution.
  • Pass the New Mexico real estate appraiser examination.

The qualifications for the New Mexico Real Estate Appraiser are set by the Appraiser Qualifications Board of The Appraisal Foundation.

All New Mexico appraisers are required to complete 15 hours of the Uniform Standards of Professional Appraisal Practice (USPAP).
