The Ohio Real Estate Appraiser licensing and certification requirements are established under Ohio Revised Code, chapter 4763. To be a licensed Ohio real estate appraiser, an individual must satisfy certain experience and educational requirements. Also, an examination is taken to confirm a minimum level of knowledge regarding the principals, practices, statutes, and regulations relating to Ohio real estate appraisals.
The Ohio real estate appraiser Board is responsible for establishing the examination specifications for licensed individuals. In addition, the Ohio Board annually determines the amount due from each interested applicant for an initial certificate, registration, and license. Additional Ohio real estate appraiser Board responsibilities include.
- Periodically review the standards for the development and reporting of appraisal reports.
- Hear appeals, pursuant to the Revised Code.
- Determines the appropriate disciplinary actions to be taken against certificate holders, registrants, and licensees.
- Retain records and all application materials.
- Issue certificates, registrations, and licenses.
- Maintain a register of the names and addresses of all persons issued a certificate, registration, or license.
Ohio real estate appraisers must serve the general public in a fair and honest manner. It is required that all Ohio real estate appraisers follow the standards of practice contained within the Uniform Standards of Professional Appraiser Practice (USPAP).
The Ohio Real Estate Appraiser Board consists of five members, appointed by the governor with the consent of the Senate. The terms length for a Ohio Board members is three years. The Ohio real estate appraiser is located in Columbus, OH.
- Four are members certified or licensed Ohio real estate appraisers.
- One is a member of the general public.

There are four classes of Ohio Real Estate Appraisers.
- Ohio Registered Real Estate Appraiser Assistant
- Licensed Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. Ohio Registered Real Estate Appraiser Assistant
- At least 75 hours of real estate appraiser education.
- Must complete 15 of the 75 hours in USPAP.
- Does not require experience.
2. Licensed Residential Real Estate Appraiser
- Appraise non complex 1 to 4 residential real estate with a transaction value less than $1,000,000.
- Must complete 75 hours of real estate appraiser education.
- Must have at least 2,000 hours of experience working as a real estate appraiser in at least 24 months.
- Must pass the Ohio real estate appraiser examination.
3. Certified Residential Real Estate Appraiser
- Appraise one to four residential real estate without regard to value or complexity.
- At least 200 hours of qualifying education courses.
- At least 2,500 hours of experience working as a real estate appraiser in at least 24 months.
- An Associate Degree or higher or 21 semester hours from an accredited institution.
- Must pass the Ohio real estate appraiser examination.
4. Certified General Real Estate Appraiser
- Appraise all types of real estate.
- At least 300 hours of qualifying education courses.
- At least 3,000 hours of experience working as a real estate appraiser in at least 30 months.
- Experience must contain non residential real estate work.
- A Bachelor's Degree or higher or 30 semester hours from an accredited institution.
- Must pass the Ohio real estate appraiser examination.
Qualifications for the Ohio Real Estate Appraiser are set by the Appraiser Qualifications Board of The Appraisal Foundation.
Ohio Real Estate Appraiser laws are in compliance with Title XI of the Financial Institutions Reform, Recovery, and Enforcement Act of 1989.
