A trainee appraiser is a person registered
and qualified to perform appraisal
services under the supervision of
a State Licensed or State Certified
Appraiser. An interested individual
must complete his/her respective education
requirement. In Florida, this encompasses
a 100 hour program.
To become a State Certified Appraiser,
a certain amount of additional education
and experience is required. In Florida,
200 hours of classroom time and no
less than 24 months of appraisal experience
will be necessary starting in 2008.
Also, at least an associate's degree
(or equivalent credits) will be required.
Your experience must come under the
supervision of at least a licensed
or certified appraiser. In addition
to the time requirement, a certain
amount of appraisal experience (hours
on the job) is achieved. Once you
attain this license, "you will
be qualified to issue appraisal reports
for residential property of one to
four units, without regard to transaction
value or complexity."
A State Certified General Appraiser
is a "person qualified to issue
appraisal reports for any type of
real property, including both commercial
and residential, regardless of the
property value." For instance,
in Florida (starting in 2008) 300
hours of appraisal education and at
least 10 months of experience in real
property appraising are required (also,
a bachelor's degree or equivalent
credits).
Post licensing education is required
for all real estate appraiser jobs.
Again, please check with you state
Real Estate Appraisal Board for specific
details. For example, in Florida a
Registered Trainee Appraisers must
complete 45 hours of board approved
courses plus a 3 hour law class. This
must be performed before the end of
your second renewal period.
