The South Dakota Real Estate Appraiser Certification Program issues certificates, examines candidates, and administers disciplinary actions to persons in violations of the rules. Further and under chapter 1-26, the secretary of the Department of Revenue and Regulation promulgates appraiser rules. South Dakota real estate appraiser certification, licensing, and registration are governed under 1-26. Also, such topics as complaints, revocation, suspension, and reprimand are covered under the respective chapter. Additional areas include.
- Application for and issuances of certificates.
- Examinations and examination procedures.
- Transactions requiring certified, licensed, or registered appraisers.
- Temporary practice and permits.
- Retention and inspections of records, and rosters of appraisers.
- Review of appraisals and contracting for investigations.
- Inspection, examination, and photocopy of appraisal records for audit purposes.
- Inactive Status.
South Dakota individuals who would like to become a real estate appraiser must meet minimum qualifications. Further, all South Dakota real estate appraiser applicants must be 18 years of age and meet minimum educational requirements (additional information below). It is unlawful for an individual to assume or use title, designation, or abbreviation likely to create the impression that the person is a South Dakota real estate appraiser. Collegiate level courses required to become a North Dakota certified appraiser. Examples of courses include.

Under the South Dakota real estate Appraiser Certification Program, there are four categories of real estate appraisers.
- State Registered Real Estate Appraiser - Entry Level
- Licensed Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. State Registered Real Estate Appraiser
- Must have 75 hours of appraisal education.
- No experience is required.
- No examination required.
2. Licensed Real Estate Appraiser
- May appraise any one to four family residential property with a value of up to $1,000,000.
- Must have 150 hours of qualifying education.
- Must have 1,000 appraiser experience hours in at least 12 months.
- Pass the South Dakota licensed residential examination.
3. Certified Residential Real Estate Appraiser
- May appraise any one to four family residential property without regard to transaction value or complexity.
- Must have 200 hours of appraisal education.
- Must have 2,500 appraiser experience hours in at least 24 months.
- Must have 1,250 hours of residential experience.
- Must have an Associate Degree or higher or 21 semester hours from an accredited institution.
- Pass the approved South Dakota certified residential examination.
4. Certified General Real Estate Appraiser
- May appraise all types of real estate.
- Must have 300 hours of appraisal education.
- Must have 3,000 appraiser experience hours in at least 30 months.
- Must have 1,500 hours of non residential real estate work.
- Must have a Bachelor's Degree or higher or 30 semester hours from an accredited institution.
- Pass the approved South Dakota certified general examination.
All South Dakota real estate appraisers follow the standards of practice contained within the Uniform Standards of Professional Appraiser Practice (USPAP). Also, all South Dakota real estate appraisers must meet the requirements established by the Appraiser Qualifications Board (AQB) and the Appraisal Standards Board (ASB) of the Appraisal Foundation.
South Dakota real estate appraiser law is in compliance with federal guidelines as per the Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA) of 1989.
