The Tennessee Real Estate Appraiser Commission exists under the division of regulatory boards in the department of commerce and insurance. The Tennessee real estate appraiser Commission has various responsibilities. For instance, the Tennessee Commission establishes the examination specifications for licensed appraisers. Additional duties include the retention of appraiser records.
- Approve licensing and certification examinations.
- Approve or disapprove applications for licenses and certification.
- Maintain a registry of the names and addresses of people licensed or certified.
- Audit from time to time the experience of license and certificate holders.
- Establish the examination specifications for state licensed and certified appraisers.
- Establish administrative procedures for disciplinary proceedings.
It is unlawful to act as a Tennessee real estate appraiser without respective licensure. Violations of law may lead to a misdemeanor or felony charge. Further, Tennessee real estate appraisers may have their licenses or certificates revoked, suspended or restricted if found in violation of law. Examples include procuring or attempting to procure a license or certificate by knowingly making false statements or submitting false information. - Refusing to provide complete information in response to a question in an application.
- An action or omission involving dishonesty, fraud or misrepresentation.
- A violation of any of the Tennessee real estate appraiser standards for appraisals and appraisal practice.
All Tennessee future real estate appraisers must meet minimum appraiser educational and experience requirements. Also, collegiate level courses such as English Composition, Finance, and Statistics are necessary.

There are four levels of Tennessee real estate Appraisers.
- Real Estate Appraiser Trainee
- Licensed Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. State Registered Real Estate Appraiser
- Must work under the direct supervision of a certified appraiser of at least 24 months experience.
- Must have 75 hours of qualifying appraiser education.
- No previous experience is required.
2. Licensed Real Estate Appraiser
- May appraise noncomplex one to four residential units having a transaction value of less than $1,000,000.
- Must have 150 hours of approved qualifying appraisal education course.
- Must have 2,000 appraiser experience hours over a period of at least 24 months.
- Pass the Tennessee licensed residential examination.
3. Certified Residential Real Estate Appraiser
- May appraise any one to four family residential property without regard to transaction value or complexity.
- Must have 200 hours of approved qualifying appraisal education course.
- Must have 2,500 appraiser experience hours over a period of at least 24 months.
- Must have an Associate Degree or higher or 21 semester hours from an accredited institution.
- Pass the approved Tennessee certified residential examination.
4. Certified General Real Estate Appraiser
- Can appraise all types of real estate.
- Must have 300 hours of approved qualifying appraisal education course.
- Must have 3,000 appraiser experience hours over a period of at least 30 months.
- Must have 1,500 hours of non residential real estate work.
- Must have a Bachelor's Degree or higher or 30 semester hours from an accredited institution.
- Pass the approved Tennessee certified general examination.
Tennessee real estate appraisers follow the standards of practice contained within the Uniform Standards of Professional Appraiser Practice (USPAP). In addition, Tennessee real estate appraisers must meet the requirements established as per the Appraiser Qualifications Board (AQB) and the Appraisal Standards Board (ASB) of the Appraisal Foundation.
Tennessee real estate appraiser law is in compliance with federal guidelines as per the Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA) of 1989.
