Texas Real Estate Property Appraiser

 
 
 

In Texas there are certain requirements for becoming a Certified or Licensed real estate property appraiser. The Texas Licensing and Certification Board classify appraisers into five licenses and certifications (completion of the Uniform Standards of Professional Appraisal Practice (USPAP) is required).

To become a Texas Certified General real estate appraiser a person must complete 180 classroom hours of qualified appraisal classes. This includes 15 hours of USPAP and 30 hours of non-residential Texas real estate appraisal courses (All related Appraiser Qualifications Board (AQB) topics are required). Also, a person must acquire 3,000 hours of real estate experience over a minimum of 30 months and pass the approved Texas state certified general examination. At the general level, a person may appraise all types of property, including commercial and residential real estate.

A Certified Residential real estate appraiser in the state of Texas may appraise 1-4 unit residential real property without regard to transaction value or complexity. Also, a Texas Certified appraiser may associate with a Certified General Real Estate Appraiser, who may sign non-residential reports. To become a Texas Certified Appraiser, all appropriate AQB topics must be covered within a total of 120 real estate appraisal classroom hours. Also, a person must legally acquire 2,500 hours of acceptable appraisal experience over a minimum of two calendar years.

A Texas State Appraiser Trainee may appraise real property only under the direction and supervision of their certified appraiser sponsor. This authorized supervisor is fully responsible for the appraisal results and must sign the appraisal report. Also, they must be responsible to the public and board for the trainee's conduct. At this entry level, a person interested in becoming a trainee in Texas must be at least 18 years of age, be a legal resident for at least 60 days, and complete qualifying course work (including 15 hours USPAP).
