The West Virginia Real Estate Appraiser Licensing & Certification Board was created due to an act of Legislature in 1990. Further, the West Virginia Real Estate Appraiser Licensing & Certification Act can be found in Chapter 30, Article 38 of the Code of West Virginia. The West Virginia Board acts to protect the general public by assuring that appraisers are fully qualified in accordance with State and Federal Law.
The West Virginia real estate appraiser Board has many responsibilities, including the testing of potential licensees and continuing education requirements. Additional duties to the West Virginia Board include.
- Pre-licensing requirements
- Investigation of complaints
- Disciplinary actions against licensees as warranted
It is unlawful for an individual to act as a West Virginia real estate appraiser without proper licensure or certification. In addition, please note all West Virginia real estate appraisers are of good moral character, honest, and truthful. The West Virginia real estate appraiser Board will investigate any action of an appraisers if information indicating a violation may have occurred.
The West Virginia real estate appraiser Board is composed of nine members, appointed by the governor with the advise and consent of the Senate. The West Virginia real estate appraiser Board is located in Charleston, WV.
- Each respective member is a resident of the State of West Virginia.
- Four members are West Virginia real estate appraisers.
- Two members are selected from financial institutions.
- Three members are not engaged in the practice of real estate appraiser, real estate brokerage oe sales, or have any financial interest in such practices.
- Members are appointed for three year terms.
The State of West Virginia has 55 counties.

There are four West Virginia real estate Appraiser levels.
- Real Estate Appraiser Trainee
- Licensed Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. Appraiser Trainee
- Must be at least 18 years of age.
- Complete 75 hours of approved real estate appraisal courses.
- Must be supervised by a supervising West Virginia real estate appraiser.
2. Licensed Real Estate Appraiser
- Complete 150 hours of approved real estate appraisal courses.
- At least 2,000 hours of West Virginia real estate appraiser experience obtained over a period of not less than 12 months.
- Must pass the West Virginia real estate appraiser examination.
3. Certified Residential Real Estate Appraiser
- May appraise any one to four family residential property.
- Complete 200 hours of approved real estate appraisal courses.
- At least 2,500 hours of acceptable West Virginia real estate appraiser experience within a minimum of 24 months.
- Must have an Associate Degree or higher or 21 semester hours from an accredited institution.
- Must pass the residential West Virginia real estate appraiser examination.
4. Certified General Real Estate Appraiser
- May appraise any types of real estate.
- Complete 300 hours of approved real estate appraisal courses.
- At least 3,000 hours of acceptable West Virginia real estate appraiser experience within a minimum of 30 months.
- Must have 1,500 of the 3,000 hours in non-residential work.
- Must have a Bachelor's Degree or higher or 30 semester hours from an accredited institution.
- Must pass the commercial West Virginia real estate appraiser examination.
West Virginia real estate appraisers follow the standards of practice contained within the Uniform Standards of Professional Appraiser Practice (USPAP).
West Virginia real estate appraisers must meet the Appraiser Qualifications Board (AQB) and the Appraisal Standards Board (ASB) of the Appraisal Foundation criteria.
