Wisconsin Real Estate Appraisers must be licensed or certified in order to conduct appraisals which involve federally related transaction. In respect to the licensing and certification of individuals, the Wisconsin Real Estate Appraiser Board has many responsibilities. For example, the Wisconsin appraiser Board grants and issues certificates to appraisers and establishes rule criteria for continuing education programs. Additional duties to the Board include.
- Promulgate rules Specifying the types of real estate that may be appraised by a licensed appraiser.
- Promulgate rules specifying how certified appraisers and licensed appraisers place their respective titles.
- Prepares letters and bulletins disseminating information to appraisers.
- At least once a year, submit a roster listing the names and addresses of licensed and certified appraisers.
It's against the law for an individual to act as a Wisconsin real estate appraiser without being either licensed or certified by the Wisconsin Board. All Wisconsin appraisers are expected to be of good moral character and honest. All possible Wisconsin real estate appraiser violations are investigated in accordance with respective State and Federal Laws.

All Wisconsin real estate appraisers must meet the Appraiser Qualifications Board (AQB) and the Appraisal Standards Board (ASB) of the Appraisal Foundation criteria.
There are four classifications of Wisconsin real estate appraisers. Each has its own education and experience requirements. Please read below for a general overview.
- Real Estate Appraiser Trainee
- Licensed Real Estate Appraiser
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. Appraiser Trainee
- Be at least 18 years old.
- Must have at least 75 hours of certain real estate appraiser courses.
- Must be under the supervision of a Wisconsin certified real estate appraiser.
2. Licensed Real Estate Appraiser
- Must have at least 150 hours of certain real estate appraiser courses.
- Must have at least 2,000 hours of Wisconsin real estate appraiser experience obtained over a period of not less than 12 months.
- Must pass the Wisconsin real estate appraiser examination.
3. Certified Residential Real Estate Appraiser
- May appraise any one to four family residential property.
- Must have at least 200 hours of certain real estate appraiser courses.
- Must have at least 2,500 hours of acceptable Wisconsin real estate appraiser experience within a minimum of 24 months.
- Must have an Associate Degree or higher or 21 semester hours from an accredited institution.
- Must pass the Wisconsin real estate appraiser examination.
4. Certified General Real Estate Appraiser
- May appraise any types of real estate.
- Must have at least 300 hours of certain real estate appraiser courses.
- Must have at least 3,000 hours of acceptable Wisconsin real estate appraiser experience within a minimum of 30 months.
- Must have 1,500 of the 3,000 hours in non-residential work.
- Must have a Bachelor's Degree or higher or 30 semester hours from an accredited institution.
- Must pass the commercial Wisconsin real estate appraiser examination.
All Wisconsin real estate appraisers are in accordance with the standards of practice contained within the Uniform Standards of Professional Appraiser Practice (USPAP).
