The Wyoming Real Estate Appraiser Act makes it unlawful for any person to directly or indirectly engage in, advertise, conduct the business of or act in any capacity as a certified real estate appraiser for compensation without respective credentials. The Wyoming act also outlines the powers and/or responsibilities of the Wyoming Certified Real Estate Appraiser Board. For instance, the Wyoming appraiser Board establishes examination specifications for each category of certified real estate appraiser. Also, the Board establishes the administrative procedures for processing applications. Additional responsibilities include.
- Promulgates rules and regulations necessary to carry out the requirements imposed under Title XI of the Financial Institutions Reform, Recovery and Enforcement Act of 1989 (FIRREA).
- Requires criminal history record background checks on applicants.
- Holds meetings and hearings as required.
- Approves or disapproves applications for certification.
- Promote research and conduct studies relative to the profession of certified real estate appraising.
- All possible Wisconsin real estate appraiser violations are investigated in accordance with respective State and Federal Laws.
The Wyoming Certified Real Estate Appraiser Board consists of five members, appointed by the governor. The Wyoming appraiser Board is located in Cheyenne, WY.

- One is a member of the banking industry.
- Three members are Wyoming certified real estate appraisers.

There are three classes of certified permits for Wyoming real estate appraisers. Each has its own education and experience requirements. Please read below for a general overview.
- Appraiser Trainee
- Certified Residential Real Estate Appraiser
- Certified General Real Estate Appraiser
1. Appraiser Trainee
- Be at least 18 years old.
- At least 75 hours of real estate appraiser courses.
- Must be supervised of a Wyoming certified real estate appraiser.
2. Certified Residential Real Estate Appraiser
- May appraise one to four family residential properties.
- At least 200 hours of real estate appraiser courses.
- Must have at least 2,500 hours of acceptable Wyoming real estate appraiser experience within a minimum of 24 months.
- Have an Associate Degree or higher or 21 semester hours from an accredited institution.
- Pass the Wyoming real estate appraiser examination.
3. Certified General Real Estate Appraiser
- May appraise any types of real estate.
- At least 300 hours of real estate appraiser courses.
- Must have at least 3,000 hours of acceptable Wyoming real estate appraiser experience within a minimum of 30 months.
- Must have 1,500 of the 3,000 hours in non-residential work.
- Have a Bachelor's Degree or higher or 30 semester hours from an accredited institution.
- Pass the commercial Wyoming real estate appraiser examination.
Wyoming real estate appraisers are in accordance with the standards of practice contained within the Uniform Standards of Professional Appraiser Practice (USPAP).
Wyoming real estate appraisers are of good moral character and honest. All Wyoming real estate appraisers meet the Appraiser Qualifications Board (AQB) and the Appraisal Standards Board (ASB) of the Appraisal Foundation criteria.
